These Terms & Conditions govern your access to and use of acres.si and any related services (the “Service”), operated by Acres (“we”, “us”). By using the Service you agree to them. If you do not agree, do not use the Service.
Acres is an analytical instrument. It uses large language models to produce written analysis of land, parcels, zoning, title, entitlement, water, easements and project economics from information that you supply. Its output is informational only.
Nothing produced by the Service is legal advice, an appraisal, a survey, a title opinion, an environmental assessment, a wetland delineation, a geotechnical report, a water-rights opinion, or investment advice. No attorney-client, broker-client, appraiser-client or fiduciary relationship is created by your use of it.
Land is governed by jurisdiction-specific law and by recorded documents that the Service has not read. Zoning citations, setbacks, easements, priority dates, floodplain and wetland designations, tax figures and interconnection capacity must be verified against the adopted ordinance, the recorded instrument, the survey, and the responsible agency before you rely on them. Engage licensed professionals — an attorney, a licensed surveyor, a certified appraiser, a qualified environmental consultant — before you transact.
Language models can be wrong, can present plausible material that is incorrect, and can produce different answers to the same question. You are responsible for verifying every figure, citation, boundary, date and claim. We make no warranty that output is accurate, complete, current or fit for any purpose.
You retain all rights in the material you submit. You grant us a limited licence to process it solely to operate the Service. You confirm that you have the right to submit it, including any title commitment, survey, lease or purchase agreement, and that doing so does not breach a confidentiality obligation.
As between you and us, you own the output generated from your inputs, subject to these terms and to the policies of the underlying model provider. Output is generated probabilistically; similar output may be generated for other users, and we claim no exclusivity in it.
The Service is delivered using third-party infrastructure, which may include Anthropic (model inference), Vercel (hosting) and Supabase (accounts and storage). Your use is also subject to their terms. We are not responsible for their acts or omissions.
The Service is provided “as is” and “as available”, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement.
To the maximum extent permitted by law, we are not liable for any indirect, incidental, special, consequential or exemplary damages, or for lost profits, lost deposits, option payments, diligence spend, lost transactions or business interruption, arising from or related to the Service. Our aggregate liability for any claim is limited to the greater of (a) the amount you paid us in the twelve months before the claim, or (b) US$100.
You will indemnify and hold us harmless from any claim arising out of your inputs, your use of output, or your breach of these terms.
The Service, including its name, marks, interface, code, prompts and design, is protected by copyright and other intellectual-property rights and remains our property.
We may suspend or terminate access at any time for breach. Sections 3, 4, 6, 10, 11 and 12 survive termination.
We may update these terms. Continued use after an update constitutes acceptance.
These terms are governed by the laws of the jurisdiction in which Acres is established, without regard to conflict-of-law rules.
